The Town of Brunswick is conducting a comprehensive property revaluation, with preliminary notices scheduled to be mailed to all property owners in early July 2025. This revaluation is required by Maine law to ensure fair property assessments that reflect current market values.
Why This Matters
Property values in Brunswick have increased significantly since our last revaluation in 2017. This update will correct disparities that have developed over time and ensure the fair distribution of property tax burden among all residents.
Important: A higher assessment does not automatically mean a proportionally higher tax bill. When property values increase townwide, the tax rate decreases to maintain budget compliance.
Does the Town of Brunswick collect extra money from the revaluation?
No. The Town doesn’t collect anything extra. The annual budget, approved by the residents and their elected officials, sets the amount needed to be raised by property taxes. The assessments spread the tax burden fairly. Your share of the tax burden could increase, decrease, or remain similar, but the Town does not generate any additional tax dollars from the revaluation.

Understanding Your Tax Impact
Your tax bill depends on two key factors:
- Your new property assessment
- The town's annual budget (which limits total tax collection)
Tax Calculation Formula: Assessed Value × Tax Rate ÷ 1,000 = Annual Tax
Example from 2017: Following our last revaluation, the tax rate dropped from $29.35 to $18.37 per $1,000 of assessed value, even as property values increased.
